What it is
The Oddie District is a 232,000 SF conversion of a former Lowe's at 2450 Oddie Boulevard in Sparks into a maker, innovation, food-and-beverage, and retail campus by Foothill Partners with Belay Investment Group. It officially opened on October 1, 2026, after a $32 million investment, per News 4.
Two figures circulate for its size, and both are right. The 232,000 SF figure is the whole building, per News 4's opening coverage, our June 2026 tracker, and our Q2 2026 market report. The 110,000 SF figure in our Q1 2026 report matches the retail space described in the Nevada Appeal's August 2025 construction report. Truckee Meadows Construction is the general contractor, per that report. The tenant roster is per the developer's announcements. Tracked on our What's Coming to Reno hub.
Status as of October 2026
Delivering. The Oddie District held its official opening on October 1, 2026, with a ribbon burning in place of a ribbon cutting, a nod to the region's Burning Man roots, per News 4. Twenty-two businesses were operating on site at the opening, with more than 350 active members in the makerspace, while construction continues on the rest of the building.
Per the developer, via our Q2 2026 report, the first tenants began moving in during June 2026 with the project reported at roughly 70% preleased. We list it as Delivering while space is still being built out and turned over; it moves to Delivered when construction is complete.
Sparks vacancy was an estimated 3.8% in Q1 2026, per our Q1 2026 report, and an estimated 3.5% in Q2, per our Q2 2026 report, which called Sparks the submarket that improved the most in the quarter and credited Oddie District lease-up with leading the estimated +55,000 SF of metro net absorption.

Twenty-two businesses were operating on site at the October 1 opening, per News 4; the table lists the tenants named publicly. National Technical Institute, an accelerated vocational trade school, is the newest addition and its second Nevada location, per NNBW. The Oddie Commons leasing flyer showed nine spaces of roughly 1,100 to 2,300 SF as of September 16, per our tracker update; confirm availability with the listing broker.
What it means for tenants, owners, and investors
Tenants. Ian Cochran's view: for a restaurant operator who wants to be in a built-in-audience project without paying South Reno rent, this is the one to look at this fall. New construction needs $4.00 to $5.00 per square foot per month, per brokers cited by the Nevada Appeal, so projects already underway, the Oddie District among them, are the last relatively affordable new space this cycle. Bring a concept that works in 1,100 to 2,300 SF, and read our restaurant space guide first.
Owners. Ian Cochran's view: the Oddie corridor was written off as a value location for years, and this project will reset what landlords there can ask. Our Q2 2026 report called it the clearest example this cycle of a dark big box converted into a mixed-use draw rather than backfilled with another discounter; a draw helps every center nearby. See our Sparks retail guide.
Investors. Ian Cochran's view: Sparks corridors, Prater Way and the Oddie District in particular, are absorbing tenants at rents that still trail South Reno by a wide margin, and that spread is the opportunity. Per our Q2 2026 report, stabilized multi-tenant Reno retail trades near a 6.0% to 6.5% cap rate; look nearby before lease-up finishes and pricing reflects it.
