What it is
Costco South Reno is a proposed third Reno-Sparks Costco: a roughly 161,600 SF warehouse with a 20-dispenser fuel station, about 181,900 SF total, at South Virginia Street and Veterans Parkway, per City of Reno planning filings. Status as of September 2026: pre-application only, no formal permit.
The Reno Gazette-Journal has reported the warehouse would be one component of a larger retail center planned at the corner, per our July permit watch and fall 2026 update. Background: our May 2026 market trends post and June 2026 pipeline guide. All projects: the What's Coming to Reno hub.
Status as of September 2026
Proposed. The site is at the pre-application stage with the City of Reno, per our fall 2026 tracker update; a formal permit application is the next step, and we will update this page when a site plan is filed. Our Q2 2026 report recorded the same as of quarter-end: a pre-planning application on file.
What changed this summer is context, not paperwork. The corner sits between The Summit and the 161-acre Ladera master plan, which Reno City Council approved July 22, 5-1, with roughly 39 acres of Neighborhood Commercial zoning, per NVBEX. In Ian Cochran's view, this is the only stretch of South Virginia with large-format land left.
Timeline
- Filing date: TBD. The pre-application was on file by May 2026, when we first reported it.
- June 2026: Our pipeline guide records the pre-application detail: 161,600 SF warehouse, 20-dispenser fuel station, roughly 181,900 SF total, per City of Reno planning filings. No formal permits pulled.
- July 2026: Still no formal permit on file, per the City of Reno. The Reno Gazette-Journal reports the warehouse as one piece of a larger retail center, per our July permit watch.
- July 22, 2026: Council approves the adjacent Ladera master plan, per NVBEX; nothing there before 2028.
- August 14, 2026: Our Q2 2026 report: pre-planning application only as of quarter-end.
- September 2026: No formal permit application submitted, per the City of Reno.
- Site plan, formal permit, construction start, opening: TBD.
Who is in
Costco is the only user named in our reporting to date. The Reno Gazette-Journal has reported a larger retail center planned for the corner, per our July permit watch; we will list its tenants here when a site plan is filed.
What it means for tenants, owners, and investors
Tenants. Do not sign a lease near this corner on the assumption Costco is coming; there is no permit. If a site plan is filed, Ian Cochran's expectation from our June guide stands: every pad and inline space within a mile becomes more valuable, meaning dearer. South Reno vacancy was near 1.5% per our Q2 2026 report, with Class A second-generation inline space at $2.00 to $2.35 per square foot per month and new construction needing $4.00 or more to pencil. Take good existing space now.
Owners. If you own retail between The Summit and Mt. Rose Highway, this filing and Ladera are the two catalysts that would reprice your corridor, and in Ian Cochran's experience corridors reprice before their catalysts open. Do not price on it yet, but know your number before a site plan lands; our sell-or-hold guide walks through the math.
Investors. Land and pads around a Costco at the pre-application stage are an entitlement play; the underwriting firms up once a site plan is filed. The Federal Reserve's September 16 hike to 3.75% to 4.00%, per CNBC, raises the cost of any new center at this corner and favors product already built. Stabilized multi-tenant Reno retail has traded near 6.0% to 6.5% cap rates, per our Q2 2026 report. The realistic play is off-market South Reno product bought on current income, with the corner as upside you did not pay for.
