What it is
The Reno Experience District is a mixed-use redevelopment of the former Park Lane Mall at Plumb Lane and South Virginia Street in Reno: nearly 1,000 apartments, 60,000+ SF of retail, developer not disclosed, now open, with Squeeze In MidTown operating, lease-up continuing, and Electric Pickle pending.
Size and site are per our Q1 2026 market report and June 2026 tracker. The retail is smaller, curated space rather than a shopping center format, per our market trends post. Tracked on our What's Coming to Reno hub.
Status as of September 2026
Delivering. The apartments and first retail are built and the remaining retail is still being turned over to tenants. Squeeze In MidTown is open and held its grand opening at RED on June 27, 2026, per Northern Nevada Business Weekly. Per our Q1 2026 report, an outpost building is targeting November 2026 completion. About 20,000 SF of retail was available at last check, per our fall 2026 tracker update.
Electric Pickle, a nine-court pickleball, dining, and entertainment concept with a reported ~$8 million buildout per permit filings cited in our June tracker, had signed its lease as of our Q1 2026 report. Its opening date had not been announced as of September 16, per our fall update. News 4 has reported that RED's owners plan further expansion of the district; details are not disclosed.
On this hub, Delivering means the first tenants are open while the remaining space is turned over, which is where RED stands: Squeeze In MidTown is open, the outpost building is targeting November 2026 completion, and Electric Pickle's opening date is to be announced.

What it means for tenants, owners, and investors
Tenants. RED's pull for tenants is a built-in residential base of roughly 1,000 units plus a regional draw, per our national brands post, which lists Electric Pickle and Squeeze In among the first-to-market arrivals landing there. Ian Cochran's view: underwrite the rent against the residents on site, not the corridor traffic alone. New construction needs $4.00 to $5.00 per square foot per month, per brokers cited by the Nevada Appeal; ask for the specific rent here. Restaurant operators should read our restaurant space guide first.
Owners. Ian Cochran's view: nearly 1,000 apartments at Plumb and South Virginia change what every center near the intersection can lease and to whom. Reno Public Market, also at South Virginia and Plumb, sold for $19.3 million to AmCap in June, per Northern Nevada Business Weekly. That works out to roughly $138 per square foot by our own arithmetic in our sale write-up, which treats the number as blended portfolio pricing, a data point rather than a rule. Redevelopment on this corridor is getting paid for. Start with a confidential property assessment.
Investors. Ian Cochran's view: an East Coast portfolio buyer underwrote a center at this intersection in June, and our Q2 2026 report places stabilized multi-tenant Reno retail at approximately a 6.0% to 6.5% cap rate. The Federal Reserve raised its benchmark rate to 3.75% to 4.00% on September 16, per CNBC. Our fall update expects the institutional bid to hold for lifestyle and grocery-anchored product above 95% occupancy and thin for everything else. Shop space still in lease-up, like RED's, sits in the second group, where local knowledge earns its spread. See our off-market page.
