What it is

The Lemmon Valley Retail Plaza is a planned commercial center on 19.6 acres off Lemmon Drive and Memorial Road in Reno's North Valleys, per 2News. The building permit request covers about 2.3 acres of buildings with 10 tenant spaces, which could include drive-through restaurants, retail stores, and possibly a car wash. The tenant mix is not set.

The developer is a private owner of the land and will fund the project itself, per 2News; its name has not been reported. "Lemmon Valley Retail Plaza" is our descriptive name for the tracker, not a marketed name. Tracked on our What's Coming to Reno hub.

Status as of October 2026

Permitted. On this hub, Permitted means a building permit has been filed or issued with no construction reported. Per 2News in June 2026, the City of Reno and the Truckee Meadows Regional Planning Agency were working through the building permit request.

The project was flagged as a Project of Regional Significance because of traffic. The agency's threshold is 6,250 vehicle trips a day, and this plaza projects a little over 9,000, said Chris Talley, a regional planner with the agency, to 2News. The Regional Planning Commission approved that review, which, after an appeal period, satisfies one of the City of Reno's conditions and lets the proposal move forward, per the same report. Remaining city steps, permit issuance, and a construction start were not reported in the sources we track as of October 7, 2026.

Timeline

  • June 2026: Building permit request under review; the Regional Planning Commission approves the project-of-regional-significance review, per 2News.
  • Permit issuance, construction start, tenant announcements, openings: TBD.

Who is in

No tenants have been announced. The permit request describes 10 tenant spaces that could include drive-through restaurants, retail stores, and possibly a car wash, per 2News; nothing is set.

What it means for tenants, owners, and investors

Tenants. Ian Cochran's view: 10 spaces with drive-through potential is exactly the product quick-service and coffee brands are chasing right now. Chipotle opened its 1,500th Chipotlane on September 29 and plans 350 to 370 new restaurants this year, most with a pickup lane, per the company. Pads like these get spoken for early, so brands that want the North Valleys should engage before tenant marketing starts. New construction here will price at new-construction rents, which run $4.00 to $5.00 per square foot per month market-wide, per brokers cited by the Nevada Appeal. See our North Valleys retail guide.

Owners. Ian Cochran's view: the North Valleys has been short on convenience retail for years, and a new pad center serves rooftops that existing centers along Lemmon Drive and US 395 already compete for. We estimated North Valleys vacancy near 2.5% in Q2 2026, per our Q2 2026 report. Owners nearby should lock in renewals before new space delivers.

Investors. Ian Cochran's view: single-tenant drive-through pads on ground leases are among the most liquid net-lease assets there are, and a new center creates several at once. Stabilized multi-tenant Reno retail has traded near a 6.0% to 6.5% cap rate, per our Q2 2026 report. See our NNN investment guide for how pads price.
